Whether you're a partime apprentice investor or fulltime property investor. You’re going to buy properties “Subject To” the existing mortgages and you can then turn around and resell those properties using our famous lease option techniques, assign it to another investor for cash, or simply rent it out if you prefer. First were going to start off with what we consider one of the single most important topics and that is: how do you find opportunities to buy properties “Subject To” the existing mortgage? Or marketing to find these opportunities so that you don’t have to use your own cash or credit. And that by the way involves getting people to call you, not for you to have to spend your time calling every body else.
The next most important is how to qualify sellers because when you do get them to call you you have to do some things to qualify them.
1) We provide you with a telephone script that you can read whenever the sellers call you. It is structured in a way that enables you to get the information that you need to determine if this is the right type of seller ( a motivated seller).
2) Then we give you a property work sheet that enables you to get all the information you need about the property.
3) Then we give you the very best purchase and sale agreement for “subject to” transactions that you will ever see.
4) Then we teach you on how to do due diligence on the property to make sure you’re getting what you think you’re getting because it’s real easy to get messed up and we’ll teach you how to avoid that.
5) After that we teach you how to close and exactly what paperwork needs to be done. And we’ll teach you on a level that you’ll understand so that if your lawyer doesn’t understand how to do these you’ll be able to teach him, because believe it or not a lot of attorneys don’t know how to do these types of transactions.
6) We’ll teach you on what document should be and shouldn’t be filed at the court house and how to handle some other issues like property insurance. Keep in mind at this point of progression you have actually bought property and it is under your possession and ownership.
7) So then we’ll teach you marketing to find tenant buyers. A tenant buyer is some one who buys property under a lease option or lease purchase. That is the easiest part in this business in general. 8) We’ll teach you how to qualify them and again we’re going to give you a complete telephone script so you don’t waste your time showing property to people who are not ready or able to lease/purchase your property.
Right after the application and approval is the closing paperwork for the lease and the purchase option. It’s the most aggressive and powerful lease option documents that you will have ever seen. And It’s going to amaze you at how much and how thoroughly these documents cover the various situations that can arise.
